About Mid Atlantic Commercial Buyers
Mid Atlantic Commercial Buyers is a Baltimore-rooted commercial property acquisition company focused on straightforward conversations with owners throughout the Mid Atlantic.
Our Story
Mid Atlantic Commercial Buyers is led by founder James McNeal and buys income-producing property across the Mid Atlantic: apartment buildings, mobile home parks, self storage and RV parks.
The idea behind the company is straightforward. An owner thinking about selling should be able to have a direct, informed conversation about the property without being handed a sales pitch. We are the buyer rather than a broker, so the person you speak to is the person who decides, and a no comes back as quickly as a yes
The company buys the kinds of assets that usually come with a real operational story behind them: apartment buildings from five to fifty units, mobile home parks, self storage facilities, RV parks, and property that has been inherited by someone who never planned to own it.

How We Work
Understand before proposing
We want to understand the property, the numbers and the owner's situation before discussing what a transaction might look like.
Keep communication clear
Commercial real estate already has enough moving parts. We try to explain our questions, concerns and next steps in straightforward language.
Respect the owner's history
A commercial property may represent decades of work, family ownership or a major part of someone's retirement plan. We treat that history with respect.
Deal with the property as it is
Vacancies, deferred maintenance and operational problems are facts to understand, not reasons to avoid an initial conversation.

About James McNeal
James has been buying property in Maryland and Washington DC since 2014, as the founder and owner of We Buy Houses Maryland & DC.
That business was built one house at a time, dealing directly with owners rather than through listings. Most of the sellers were not in a position to wait ninety days for a buyer whose financing might fall through. They had an inherited house nobody wanted, a rental that had stopped being worth the trouble, or a move they needed to make on a fixed date. The work was learning what each one actually needed and then structuring something that got them there.
Why commercial, and why now
Buying single family houses teaches you the parts of this business that do not change with the size of the asset. How to talk to an owner who is tired. How to read a building rather than a brochure. How to price condition honestly instead of discovering it at inspection. How to close when you said you would, because in a business built on referrals the second deal depends entirely on the first one going the way you promised.
Those skills transfer directly. What changes is the arithmetic. A twenty unit apartment building has a rent roll, an expense load and an operating history, and it is bought on what it produces rather than on what the house next door sold for.
Mid Atlantic Commercial Buyers exists because that is where the work naturally led: the same direct approach, applied to apartment buildings from five to fifty units, mobile home parks, self storage and RV parks across the mid-Atlantic.
What has not changed
Still a direct buyer, not a broker. Still one conversation with the person who decides. Still a straight answer, including a no, and quickly enough that you can take it back to whoever is waiting on it.
